Your ID, marriage certificate or antenuptial contract if applicable, tax number, proof of residence, a recent municipal account, your bond account number, and your managing agent details if the property is in a complex or sectional title scheme.

The buyer pays the transfer costs, which include the transfer duty payable to SARS and, where there is a home loan, the bond registration costs. These are separate from the purchase price.
The seller usually carries the bond cancellation costs, the settlement of any existing bond, the estate agent commission, and the compliance certificates such as electrical, gas, electric fence, plumbing and entomology.
Conveyancing fees are guided by a recommended tariff and depend mainly on the value of the property, so every matter is a little different. A typical transfer takes around eight to twelve weeks, and can take up to three months depending on the banks, the municipality and the deeds office. You can see the full step-by-step timeline above.
A typical bonded sale involves three attorneys, often appointed at different firms. The transferring attorney, the conveyancer, that is us, moves ownership into the buyer's name. The bond attorney registers the buyer's new home loan for their bank. The cancellation attorney cancels the seller's existing bond for their bank. All three lodge their documents together at the deeds office so registration happens at the same moment.
